Ace Lettings is a family-run business, offering a friendly, caring, yet professional approach to the letting of residential properties. We do not charge VAT on our services and have low overheads, enabling us to offer extremely competitive prices. Look at our fees and you will see just how much you can save. We are not an Estate Agent, all our time is spent on yourselves and your tenants, exclusively.
We offer a ‘Let Only’ or ‘Fully Managed’ service, according to your needs, or we can aid you with the let, as detailed on our 'Home Page'.
Our services cover the following:-
- A free rental appraisal
- Advice on legal obligations, i.e. gas, electrical and fire regulations
- Regular local advertising, and internet advertising 24/7
- Advice on insurance (both default of rent and buildings)
- Full referencing/credit checks on applicants
- The preparation of the Tenancy Agreement, and the signing thereof
- Provision of a written Inventory, with photos if necessary
- Regular property checks, and Inventory check at the end of the tenancy
- The organising of repairs and maintenance, using either our nominated local tradesmen, or those of the Landlord
- Renewal of Tenancy Agreements, or the re-letting of the property on instruction
- The placing of the Tenants’ deposit with ‘The Deposit Protection Service’, according to the government regulations of 6 April 2007
- The collection of rent, preparation of statements and credit to the Landlord’s account monthly

FULLY MANAGED
Initial let:-
50% (no VAT) of one month’s rent
5% (no VAT) of one month’s rent thereafter
Re-let to new tenant:-
40% (no VAT) of one month's rent
INTRODUCTION ONLY
65% (no VAT) of one month’s rent
